Privacy Policy
Effective Date: June 15, 2026
Its Furnished LLC ("Its Furnished," "we," "us," or "our") is committed to protecting your privacy and building a trusted community. This Privacy Policy describes how we collect, use, share, and protect your personal information when you use our website, mobile applications (when available), and related services (collectively, the "Platform"). Its Furnished is a platform that connects property owners and managers ("Hosts") with individuals seeking mid-term furnished rentals of one month (30 days) or longer ("Guests"). We do not own or operate any rental properties; we solely provide the technology platform to facilitate connections, communications, and stays between Hosts and Guests.
The Platform is intended for users located in the United States. For information about our use of cookies and similar technologies, please see our Cookie Policy.

1. Information We Collect
1.1 Information You Provide to Us
Account Information: When you create an account, we collect your email address and, for verification, a one-time login code. You may also provide your first and last name and telephone number.
Profile Information: You may choose to provide additional information such as a profile photo, a personal description, your location, your occupation, and other details to enhance your profile.
Host Onboarding and Listing Information: If you are a Host, we collect property details, descriptions, photos, pricing, availability, amenities, house rules, and the city, state, and location of the property.
Identity Verification Information: We verify Hosts through a third-party identity verification provider (Stripe Identity) or by other means we choose, such as verification by our team. See Section 4.
Stay Information: Details about your searches, stay requests, dates of stay, number of guests and pets, and related information.
Communications and Messages: When you contact us or communicate through the Platform's in-app messaging or chat, we collect the content of your messages, email correspondence, chat transcripts, and support request information.
Payment Information: We use a third-party payment processor (Stripe) to process our own subscription, listing, and membership fees for access to the Platform. We collect billing information and transaction details necessary to process these fees. Your full credit card, debit card, or bank account information is collected and processed directly by our payment processor. We do not have access to or store your full payment card or bank account numbers. Its Furnished does not process, facilitate, or hold rent or any other payments between Hosts and Guests; those payments occur off-Platform, directly between users or through separate third-party services (see our Terms of Service).
User-Generated Content: Photos, listings, messages, profile details, and other content you choose to share on the Platform.
Other Information: Information you provide when filling out forms, responding to surveys, participating in promotions, or otherwise interacting with our Platform.
1.2 Information We Collect Automatically
Device and Log Information: IP address, device type, operating system, browser type, mobile network information, access times, pages viewed, and other system activity recorded in our server logs. When something on the Platform breaks, we also send technical error information to our analytics provider so we can fix it. These error reports are not tied to your analytics identifier, and the analytics opt-out does not affect them.
Usage Information: Pages you view, features you use, searches you conduct, links you click, and other actions on the Platform.
Approximate Location Information: We and our service providers may derive approximate location (such as city or region) from your IP address. We do not collect precise GPS location.
Analytics Information: We use privacy-protective analytics to understand how the Platform is used. Our analytics are designed to minimize the information collected:
- First-party website analytics. We use a product-analytics provider to measure pageviews, searches, and on-page interactions from your first visit. Its code runs in your browser but talks only to our own domain, and our server sets a single first-party analytics cookie (__Host-board) holding a random identifier so we can tell a returning visitor from a new one. That identifier is not joined to your name or email unless you sign in. Our analytics provider derives an approximate city and state from your IP address at the time an event is received and does not track you across other websites.
- Product analytics. We also record certain product and business events from our own servers, under the same identifier, so that a visit and the actions taken during it are one record rather than two.
We do not use session-replay, heatmap, keystroke-recording, or cross-context behavioral advertising technologies. See Section 3 for the legal basis and your opt-out.
1.3 Information From Third Parties
Payment Processor: Transaction details and payment status from Stripe.
Identity Verification Provider: Verification results and related information from Stripe Identity (see Section 4).
Public Sources: Publicly available information to help verify identity, prevent fraud, and ensure safety.
We do not control and are not responsible for the accuracy of information provided by third-party service providers or public sources.
2. How We Use Your Information
We use the information we collect to:
2.1 Provide and Improve Our Services
- Enable account creation, authentication, and access to the Platform
- Onboard Hosts and publish listings
- Enable Guests to search listings and view results
- Facilitate stays, communications, and messaging between Hosts and Guests
- Process our subscription, listing, and membership fees through our payment processor
- Provide customer support and respond to your inquiries
- Personalize your experience and tailor recommendations
- Develop new features, conduct research and product development, and improve the Platform
2.2 Analytics
We analyze how the Platform is used to understand traffic, measure and improve performance, and understand activation, retention, and conversion. The legal basis and your choices are described in Section 3.
2.3 Safety, Security, and Trust
- Verify the identity of Hosts and the contact information of Users (see Section 4)
- Detect, investigate, and prevent fraud, abuse, illegal activity, and violations of our Terms of Service
- Monitor, scan, and review messages and content on the Platform for safety, fraud prevention, anti-circumvention, and policy enforcement (see our Terms of Service)
- Protect the safety and security of our users and the Platform
- Enforce our policies and agreements
2.4 Communications
- Send service-related communications, including stay confirmations, account updates, and security alerts (via email and, where you have turned on text notifications, SMS)
- Send marketing communications where permitted
- Facilitate communications between Hosts and Guests
2.5 Legal Compliance
- Comply with applicable laws, regulations, and legal processes
- Respond to lawful requests from government authorities
- Protect, establish, exercise, or defend our legal rights and the rights of others
We may de-identify or aggregate information so that it no longer reasonably identifies you, and use it for any lawful purpose, including improving the Platform.
3. Analytics and Your Choices
Legal basis. We rely on our legitimate interest in understanding, securing, and improving the Platform as the basis for our analytics. We do not rely on your acceptance of our Terms of Service or Privacy Policy at registration as "consent" to analytics. Our analytics are designed to be minimally intrusive: they are first-party, used only by us, never sold or shared, limited to one identifier cookie, and switched off entirely by a one-click opt-out or a Global Privacy Control signal.
We do not sell or share your personal information for cross-context behavioral advertising, and we do not use advertising, retargeting, or cross-site tracking technologies.
Your choices. You may opt out of our analytics at any time using the analytics switch on our Analytics Settings page; turning it off stops our analytics provider (see Section 5.2) from measuring your visits, in your browser and on our servers. We also recognize and honor Global Privacy Control (GPC) signals as an analytics opt-out: when your browser sends one, we set no analytics cookie and measure nothing. You can additionally block or limit analytics using your browser settings, or email privacy@itsfurnished.com.
4. Identity Verification and Biometric Information
We require Hosts to verify their identity, either through our third-party identity verification provider, Stripe Identity, or by other means we choose, such as verification conducted directly by our team (for example, in person or by video or phone call).
Stripe Identity may ask for a government-issued photo ID and a selfie and may use facial recognition technology (biometric information) to match them. Stripe presents its own notice and obtains your consent before doing so, and retains this information under its own policies and applicable law. We receive only the verification result and never receive or store your ID images or biometric information. We do not sell biometric information or use it for any purpose other than verification, fraud prevention, and safety.
Verification is not a guarantee. Completing identity verification does not mean that we guarantee or endorse any user's identity, background, character, safety, or conduct. See our Terms of Service.
6. Third-Party Services and Integrations
The Platform may contain links to, or integrate with, third-party websites or services (for example, our payment and identity-verification providers). We are not responsible for the privacy practices of these third parties. Your interactions with them are governed by their own privacy policies. For more information about how Stripe handles data, see the Stripe Privacy Policy.
7. SMS / Text Messaging
We send text messages to your mobile number in two cases:
- Verification codes. When you add or verify a phone number, we text you a one-time code at your request.
- Text notifications. Where available for your account, you can turn on text notifications in your account settings for activity such as stay requests. Turning a notification switch on is your consent to receive automated texts from Its Furnished at your verified number. Consent is not a condition of any purchase.
- Message Frequency: Message frequency varies.
- Message and Data Rates: Standard message and data rates may apply.
- Opting Out: You may opt out at any time by turning off text notifications in your account settings or by replying "STOP" to any SMS message you receive from us. After you reply "STOP," you will receive a confirmation message, and we will stop sending SMS messages to your number.
- Help: Reply "HELP" to any SMS message, or contact us at privacy@itsfurnished.com.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All the categories described in this Privacy Policy exclude text-messaging originator opt-in data and consent; this information will not be shared with any third parties.
8. Data Security
We implement reasonable administrative, technical, and physical security measures to protect your information, including encryption of data in transit and at rest, access controls and authentication procedures, and secure storage with reputable service providers.
However, no method of transmission over the Internet or electronic storage is completely secure, and we cannot guarantee absolute security. You are responsible for maintaining the confidentiality of your account credentials and login codes. If you believe your account has been compromised, please contact us immediately at privacy@itsfurnished.com.
9. Data Retention
We retain your information for as long as necessary to provide our services, comply with legal obligations, resolve disputes, and enforce our agreements. When information is no longer needed, we securely delete or anonymize it.
- Account Information: Retained for the duration of your account plus any legally required retention period.
- Login / Authentication Codes: Short-lived; retained only as long as needed for security purposes.
- Transaction Records: Retained as required for tax, accounting, and legal purposes.
- Biometric Information: Never received or stored by us; retained by our verification provider as described in Section 4.
- Analytics Data: Analytics events are retained by our analytics provider for a limited period for trend analysis, keyed to the analytics identifier described in Section 1 and, once you sign in, to your account.
- Communications: Retained as necessary to provide support and resolve disputes.
Even after you request deletion of your account, some information may be retained as required by law or for legitimate business purposes such as fraud prevention, dispute resolution, and enforcement of our Terms of Service.
10. Your Rights and Choices
10.1 Access and Update
You can access and update your account information through your account settings at any time.
10.2 Communication Preferences
You can manage your email and text notification preferences, including unsubscribing from emails, in your account settings. For SMS, you can also reply "STOP." Even if you opt out of marketing communications, we may still send service-related messages.
10.3 Analytics Opt-Out
You may opt out of our analytics using the analytics switch on our Analytics Settings page, and we honor Global Privacy Control (GPC) signals as an opt-out (see Section 3).
10.4 Account Deletion
You can delete your account at any time in your account settings, or by contacting us at privacy@itsfurnished.com. When you delete your account, we close it and remove it from the Platform, except for information we retain as required by law or for legitimate business purposes, such as fraud prevention, safety, dispute resolution, and preserving records of conversations with other Users.
10.5 State-Specific Privacy Rights
For California Residents: Under the California Consumer Privacy Act, as amended (CCPA/CPRA), you have the right to know, the right to delete, the right to correct, the right to opt out of the sale or sharing of personal information, the right to limit the use and disclosure of sensitive personal information, and the right to non-discrimination. We do not sell or share personal information as defined under California law. We use sensitive personal information (such as identity-verification and biometric information) only as reasonably necessary to provide our services, verify identity, ensure safety, and comply with law. See Section 11 for our Notice at Collection.
For Residents of Other States (including Virginia, Colorado, Connecticut, Utah, Texas, Oregon, Montana, and other states with comprehensive privacy laws): you may have the right to confirm processing and access your data, the right to correct, the right to delete, the right to obtain a portable copy, and the right to opt out of targeted advertising, sale, and certain profiling. Because we do not sell personal data, share it for cross-context behavioral advertising, or engage in profiling that produces legal or similarly significant effects, certain of these rights may not apply. Some states also provide a right to appeal.
10.6 How to Exercise Your Rights
To exercise any of these rights, contact us at:
- Email: privacy@itsfurnished.com
We will respond within the timeframe required by applicable law and may need to verify your identity before processing your request. You may use an authorized agent, subject to proof of authorization. If we deny your request, you may have the right to appeal.
