Bedrooms, Bathrooms, and Square Feet: Getting the Basics Right
How to count bedrooms, bathrooms, and square feet on the rooms and beds screen, including studios, half baths, and when to leave square footage blank.
The itsFurnished Team·
The rooms and beds screen asks how big your home is and where people sleep. This article covers the size half: bedrooms, bathrooms, and square feet. For beds and the guest count, see Beds and guest count.
Bedrooms or a studio
- Bedrooms: add one for each bedroom your home has, and list the beds in each.
- Studio: one open room where the sleeping area is part of the living space. You list the beds in a single sleeping area instead.
Count a room as a bedroom if someone can reasonably sleep in it as a private room: it has a door and space for a bed. Every bedroom needs at least one bed.
- An office you keep as an office? Leave it out and mention it in your description. For a guest working remotely for months, it is a selling point.
- A converted attic or basement room with a door? Count it, and be honest about it in your description.
Bathrooms
Bathrooms count in halves. A half bath is a toilet and sink with no shower or tub.
- One full bathroom: 1
- One full bathroom plus a powder room: 1.5
- Two full bathrooms: 2
Every listing needs at least one bathroom.
Square feet
Optional. Enter it only if you actually know it, from a lease, a listing sheet, or a floor plan. A guess that turns out 300 square feet off is the kind of surprise that sours a long stay. If you do not know, leave it blank and let your photos do the work.
Accurate beats flattering
Someone moving in for six months compares these numbers against their current place and whether two people can work from home at once. Every number rounded in your favor is a question you will answer later.
