How to Set Your Monthly Rent
One number, per month, not per night. Here is how to think about pricing a furnished monthly rental, and how you actually get paid.
The itsFurnished Team·
One number: what you charge per month, before utilities and fees. There is no nightly or weekly pricing.
A practical way to land on a number
- Start from the unfurnished long-term rent for a comparable home nearby.
- Add for furnishing. You are saving your guest a moving truck, a furniture bill, and a handful of account setups.
- Compare against other furnished monthly listings, not nightly rates. Nightly pricing is a different business.
- Check the all-in number. If guests pay for utilities, your home's monthly price is rent plus utilities, and that total is what guests compare.
What belongs in rent
- Included utilities and internet. If you charge for utilities separately, enter that on the utilities and fees screen instead.
- Turnover. Monthly stays turn over far less than nightly ones, but you still clean between guests.
- Your minimum stay. A one-month minimum means more turnover than a three-month one, and can carry a slightly higher rate.
One-time costs like a deposit or a cleaning fee, and a monthly parking charge, go on the utilities and fees screen. Keeping them out of rent lets guests see each cost plainly.
Pricing high is not free
An empty home earns nothing. If your listing gets views and no requests for a few weeks, price is usually why. You can change your rent anytime, even after publishing, so it is safe to adjust.
How you get paid
Guests pay you directly. itsFurnished never handles payments between you and your guest. The money arrangements are between the two of you.
